Q: In the brief,  the Submission Requirements ask for architectural plans in 1:100 scale (floor plans) and elevations and sections in 1:50 scale; Therefore, we may be able to unify the scale to 1:100 of all the drawings and include all the information to fit on the A0 format sheet and have the entire project on the same scale?  

A: ACCORDING TO THE SPACE YOU CAN USE A MINIMUM SCALE OF 1:100 FOR ALL VIEWS INCLUDING ELEVATIONS AND SECTIONS.

Q: I am wondering if the scale for the drawings is flexible. We have ensured we built within the given area and height limit however, there seems that there is not enough room to fit the minimum required drawings. We are having trouble fitting all the drawings to the assigned sheet, therefore can you please verify whether I can change the scale of my drawings?

A: YES, SCALE OF THE DRAWINGS IS FLEXIBLE, IN ORDER TO SHOW THE REQUIERED VIEWS.

Q: The access road area has a natural slope between 40 and 45% and the width of approximately 5.20 meters. Do you expect to have vehicular (automobile/golf cart) access to the units through this access point?

A: ONLY AUTOMOBILE, NO GOLF CARTS.

Q: What is the maximum slope for a vehicular road allowed in Grenada?

A: SLOPE FOR A VEHICULAR ROAD FOLLOW THE U.S. STANDARDS REGARDING TO MOUNTAINS AND RURAL ROADS.

Q: Is there an alternative access to the site?

A: NO, THERE IS NOT.

Q: Can the 5 parking lots (minimum) required be located offsite on the existing main road?

A: BY PLANNING REQUIEREMENTS IT WILL NOT BE POSSIBLE.

Q: It is our understanding that there is a 1.8-meter setback from property line. Can the roof /balcony of the units encroach within the established setback?

A: THE FOOTPRINT OF THE BUILDING INCLUDING ROOF AND BALCONIES SHALL BE 1.8 METER SETBACK FROM PROPERTY LINE.

Q: . Is there a list of all proposers registered in this competition?

A: ALL THE ADMITTED DESIGN ENTRIES WILL BE PUBLISHED ON THE WEBSITE www.archiconceptdesigns.com, INCLUDING THE LIST OF PARTICIPANTS.

Q: . According with the presentation requirement is necessary that the plant view is only in 1:100 scale and the sections views with elevations in 1:50, because we need more space for organize with 3d views and we ask for less the scale plant views, elevations and sections. 

A: ACCORDING TO THE SPACE YOU CAN USE A MINIMUM SCALE OF 1:100 FOR ALL VIEWS INCLUDING ELEVATIONS AND SECTIONS.

Q: . We are aware that we can build only on the highlighted area, but does an overhang attached to the construction that passes over constructable area permitted? (for example with a footbridge). And if so, what would be the minimum overflight height.

A: IN THAT CASE, WE CAN CONSIDER A MINIMUM OVERFLIGHT HEIGHT OF 3 METERS.

Q: . I noticed that there's lot number for both sides of the site, Lot 10 and 12 so i assume that there's a possibility of future development there as well, but is there any lot number at the south-west of the site? (the lower side of the site). It will affect the orientation and the massing greatly.

A: ACTUALLY, AT THE SOUTH-WEST OF THE SITE IS PLANNED A FUTURE PUBLIC ROAD, BASED ON THE SURVEY PLAN.

Q: .I am interested in the International Ideas Competition: Calivigny Garden Guesthouses, however I have a question regarding what part of lot 11 we can build our design on? I have taken a look at your FAQ but still confused with what you mean by the hatched area being "Competition Intervention Area". Is this hatched area where we are only able to build on? Would the unhatched area within the property line of lot 11 also be permitted for construction?  Can you please clarify? 

A: THE HATCHED AREA IS WHERE WE ARE ONLY BE ABLE TO BUILD. OTHER AREAS ARE OUT OF THE SCOPE OF THE COMPETITION.

Q: I am writing to obtain a clarification on the design of the project area. As the brief (page 4) states that each partecipant can determine the access, can you please clarify if it would be possible to design the access to the project area on the south-west side of the area?

A: THE ACCESS TO THE SITE SHALL BE FROM AN EXISTENT ROAD (6 METER WIDE) LOCATED AT THE NORTH-EAST SIDE OF THE SITE.

Q: the program reads:

Guest Houses including at least 1 Bedroom, 1 Bathroom, Kitchen-Dining Room-Living Room and Terrace/Balcony.
a) May we understand this as that you need 10 separate/detached houses and each should comprise of 1 Bedroom, 1 bathroom etc?
b) on such a tight site with such a steep slope it is impossible to sit all of them on separate foundations, so that the reasonable solution is to provide one wholistic concrete structure as a basis for the units that may look like 1) as separate blocks (huts, bungalows) or 2) a house of blocks. May we interpret the task this way or it will be considered as a violation of the program?

A: THE PROGRAM IS TEN (10) UNITS; EACH ONE WITH ONE (1) BEDROOM, ONE (1) BATHROOM, ONE (1) KITCHEN-DINING ROOM-LIVING ROOM INTEGRATED AND ONE (1) TERRACE/BALCONY. THE CONCEPT COULD BE ONE BLOCK CONTAINING THE UNITS OR SPLITTED; WILL NOT CONSIDER AS A VIOLATION AS LONG AS KEEP THE VOLUME INSIDE OF THE BOUNDARIES.

Q: In the Program there is nothing said about the construction materials. Do you have any intentions about this?

A: PARTICIPANTS CAN USE ANY MATERIALS, BUT WE ENCOURAGE TO USE MATERIALS MOST ACCESSIBLE IN THE CARIBBEAN REGION.

Q: There is a hatched area within the site for intervention purposes. Does this area include buildings as well as driveway, paths, or we can put auxiliary elements such as parking spaces, driveways and site improvements outside this hatched area? 
Please pay attention that the width of that band from the access road to the plot is just 5 m. So no vehicle is able to maneuver unless it is allowed to go beyond the hatched area. The other option is to be allowed to construct a pocket or a wide shoulder or a roundabout square for vehicles outside the plot boundaries, but that would be the other's land property.

A: IS POSSIBLE TO ADD A BASEMENT/PARKING AREA WITH THE REQUIREMENTS PARKING SPACE. HATCHED AREA IS THE LIMITED OF THE COMPETITION.

Q: No bar or common food facility is needed according to the Program? Please confirm. 

 

A: NOT OR COMMON FOOD FACILITY. THE CONCEPT IS SELF-CATERING.

Q: In the Program the evaluation criteria are stated as "originality, quality and clarity" and the objective for construction is removed. Does it mean that proposal quality should not account for a feasibility of construction or real necessities and demands to build the houses? In other words a winning proposal may be bright and clear, but not realizable?

A: THE COMPETITION ARE DESIGNED TO ENCOURAGE THOUGHT AND DEBATE, BASED IN THE ORIGINALITY, QUALITY AND CLARITY OF THE IDEA AND PRESENTATION. FEASIBILITY OF CONSTRUCTION IS NOT PART OF THE EVALUATION PROCESS.

Q: Who are imaginary clients of the premises?

A: THE LAND IS PRIVATE AS THE "IMAGINARY CLIENT" TOO.
